What is the Committee of Adjustment?

The Committee of Adjustment makes decisions on all minor variance and consent applications (severances, easements, and rights-of-way).

Committee of Adjustment is comprised of not fewer than three members, established under the authority of The Planning Act and its regulations and is subject to The Statutory Powers Procedure Act, The Municipal Conflict of Interest Act, The Municipal Freedom of Information and Protection of Privacy Act and the common law concept of natural justice.

Minor Variance

A variance is a small variation from the zoning by-law for a specific property. Property owners would seek relief from the terms of a Zoning By-law when an item in the Zoning By-law can't be met, therefore needing a variance. Property owners must consult with Planning staff prior to submitting a Minor Variance application.

Anyone considering applying for a Minor Variance can view the application form online, and complete a printed application form at the Township of Georgian Bluffs office.

Consent (Severance)

A property owner who would wish to:

Divide their land
Make a lot line adjustment
Create an easement or right of way

Property owners must consult with Planning staff prior to submitting an application.

Change in Structure to Committee of Adjustment

What's Changed?

Committee of Adjustment is being re structured from an all Council Committee, to one consisting of two elected Council members and three citizen volunteers. By-law 2011-019 has been revised to reflect the change to the Committee of Adjustment structure and to address any administrative changes required to bring the By-law up to date. The change is to be implemented following the new term of Council in 2022.

That Item 16.2, Notice of Motion regarding the Township of Georgian Bluff’s Committee of Adjustment model be deferred; and

That Council direct staff to prepare a report.

At this meeting, Council passed the following resolution:

That report PL.2021.40 be received, and That Council support Option 1 for the Committee of Adjustment structure model to commence with the 2022-2026 Council term, and That By-law 19-2011 Being a By-law to Establish a Committee of Adjustment and Committee Procedures be updated to reflect the change to the Committee structure and to address any administrative changes as required to bring the By-law up to-date, and That the amended model take effect following the new term of Council in 2022.
