At this time, all building inspections will continue to be undertaken by RSM On the Townships behalf and can be booked via Cloud Permit. Inspections will take place on Mondays, Wednesdays and Thursdays. 48 hour notice is required to arrange and inspection.

Grading & Drainage Concerns in Relation to Buildings
All proposed new buildings in Georgian Bluffs require an engineered grading and drainage plan prepared by a qualified engineer, to be accompanied with every new permit application. Older areas within the community can sometimes pose drainage challenges for new building construction. Drainage systems typically consist of the eaves trough on the house, downspout, yard swales, and sometimes yard basins and stormwater pipes. It is not uncommon to have yard swales that run along a shared property line and receive drainage from abutting lands. Maintenance of swales along the common property line becomes a shared responsibility similar to that of a fence. Should you and your neighbour experience drainage issues due to improperly maintained drainage systems, it is preferred that you engage your neighbour and work together to resolve the drainage concern. Lots where the drainage system has been altered intentionally or by neglect may require the input/advice of a qualified landscaper.

Building permits protect the interests and safety of individuals and the community. Through the Building Permit process, compliance with the Ontario Building Code, Official Plan, Zoning By-law and any other Applicable Law is reviewed. A building permit can usually be issued within 10 business days, provided that the application is complete and the drawings meet the requirements under the Ontario Building Code. Note: In some instances, approvals are necessary from the Grey Sauble Conservation Authority or the Niagara Escarpment Commission, which can lead to undetermined wait times. |

No person can construct or demolish a building without first obtaining a permit from the Township.
Building permits are available online or at the Municipal Office located at 177964 Grey Road 18, south of Springmount.
An application is not considered complete unless all the appropriate drawings are received (2 sets), other applicable permits including septic, fill permits from the Grey Sauble Conservation Authority, entrance (Grey County, MTO,or Municipal), 911 number, water connection (if applicable) and other applicable law are obtained and received and all associated fees are paid.
Structures not requiring a building permit still must meet the Township's Zoning By-law and may need other approvals such as a permit from the local conservation authority.
